Are You Selling a House With a Dated Kitchen?

You have a dated kitchen and you need to fix it up in order to sell your home, but you find yourself short of the typical $30-40K for a full upgrade.  What do you do?

My experience as a Realtor has shown there are three important areas of the kitchen that are important to home buyers – appliances, counter tops and cabinets.  Replacing old appliances with new working ones makes a huge difference to a buyer.  The buyer doesn’t have to worry about the appliances not working, or having to shell out money immediately to make them functional. There are plenty of places to purchase these cheaply, from appliance outlet centers to the big box retailers.

Now on to the fun stuff – counter tops and cabinets.  In this picture (right), the appliances were fairly new, but the counter tops and cabinets were decidedly not.  It seems as though each are fighting for attention.

This was a property that my client had been renting for some time and now was looking to sell.  The fact that the appliances are fairly new gets lost with the dated cabinets and countertop. Plus the refrigerator had a slight lean towards the back wall, which made the room seem unbalanced.   Lots of chaos!

I advised my client to tackle the large visual elephant in the room – the cabinets.  I suggested painting all of the cabinets and the walls the same color — white — to brighten the room and melt the cabinets into the walls, making the kitchen feel larger. And of course, have the refrigerator straightened up. She had both things done and this was the final result…

Look at that! The cabinets and countertops are now playing nice! Notice that the countertops and floors were NOT changed but each becomes less of issue with the cabinets painted.

Sure, the floors could have been updated with self-adhesive vinyl floor tiles but remember – tight budget!  It seemed to work, as the client received 3 offers on the house after the first open house weekend and the house sold quickly thereafter.

As in most kitchens, the cabinets take up the most visual attention in the room so don’t be afraid to address them! You can paint them, update the hardware or even replace cheaply with standard sized cabinets, from  discount cabinetmakers.  If you have the funds to update the countertops with laminate from local hardware store, do it. Just don’t ignore your kitchen, it could easily block your sale more than you know!

As agents we like to see the months of inventory at about 3-4 months worth of inventory in El Dorado Hills. When inventory drops buyers will be up ageist multiple offers on most homes do to supply and demand. You can expect between 3-5 offers per homes that are in OK condition. With this said this is good news for sellers in that there is a good chance you will sell your home fast!

breath taking feeling, the butterflies in the belly and that instant view of your family sitting on that couch in front of the fireplace on a cool fall evening. Those are all emotional aspects and selling a home is definitely based upon the emotions of the buyer.

When you’re selling a home you have to appeal to the emotions of the potential buyer as well as their financial desires. If your home has absolutely no furniture in it you may find that the potential buyer spends more time on trivial things like chipped paint, spots on the carpet and cracks in the plaster. They notice unmatched patches from where paintings were and the way the carpet is more worn in one area than in others. These trivial things are things that, if there were furniture in the home to distract their attention a bit, they probably wouldn’t even notice; but without furniture they stand out quickly.

Of course obvious problems like a huge crack down a wall is going to be noticed with or without furniture; but if you have all of the paintings and decorations hanging on the walls when they’re looking they’re going to see the style and accents of the home instead of the outline of where the paintings were. They won’t be seeing where the walls are faded and thinking ‘this room definitely needs painted’ and adding it to the check list of work they’ll need to do to make this their perfect home. If you have a couch and chair they’re not going to notice where the wearing of the rug may be as it’s pretty rare buyers will pull furniture out to look under and behind it. Those small paint chips at the baseboards from typical wear and tear aren’t going to be as noticeable. They’ll be busy seeing how well you fit in an entire dining room set along with a large china cabinet and a small accent table into the dining room, realizing how big it is as opposed to seeing it appear smaller and wondering if it will fit their entire dining set.

To a buyer looking at an empty room they see ‘work that needs to be done on the home’ and ‘uncared for little things’ as opposed to when they move into it seeing the house empty for the first time when they’d call these same issues a few simple fixes for the “Honey Do List”.

A room filled with furniture is much more “homey” and inviting than an empty, voice echoing house. It’s so much easier to find warm feelings and a welcoming atmosphere in a house that feels lived in with furniture and some personal surroundings. Many people actually rent furniture; staging their home to make it look lived in. Doing this puts more emphasis on the coziness of the home as opposed to the little imperfections. It’s a proven fact that a home will sell faster when it feels inviting and lived in, so it may be worth raiding your family room and doing without a few seats or renting a few rooms of furniture for a month while you have Open Houses and are trying to sell your home. You want the potential buyers to easily picture their family in your home, so making sure your house is staged to look lived in. Give the potential buyers an old fashioned, welcome home feeling the minute they walk in.

El Dorado Hills – The Place To Buy In 2012

How are El Dorado Hills home values holding up?  Today there are 319 homes for sale in El Dorado Hills. Based on what sold in the last 90 days, that means we only have about a 4 1/2 month supply of homes to sell. This could suggest we are getting close to a “balanced” market in El Dorado Hills.

To get a more complete picture, let’s look at what has happened to home values over the past 18 months.

1/1/10 – 6/30/10    335 homes sold at a median sales price of $435,286

7/1/10-12/31/10    329 homes sold at a median sales price of $429,000

1/1/11 – 6/30/11    335 homes sold at a median sales price of $410,000

The number of homes that are selling is staying very consistent.  The median sales price has dropped just 6% in the past year. In this economy, El Dorado Hills home values are holding up very well.

What does this mean to you? Because supply (inventory) and demand (sales) are considered the leading indicators of the “market values”, it appears the trend is just slightly down in El Dorado Hills.

El Dorado Hills with it’s vibrant, family oriented, country club lifestyle is a great place to buy a home. With interest rates at 50 year lows,  it is also a great time to buy a home here. El Dorado Hills lost 40.9% of their average home values since the peak of July 2005. Now is the time to act while El Dorado Hills is on sale!
