Stars Are Aligning for Housing Recovery

Pending home sales reached their highest level in January in nearly two years, according to NAR’s report this week, rounding out a handful of positive news for housing markets in the last week or two.
 
Pending sales trending upward is an interesting trend to watch considering the recent rise in cancelled contracts. I say this because pending sales at least gives us an indicator of buyer sentiment since many of the failed contracts seem to be due to things that are out of buyers’ control like not securing financing needed to purchase the home or the appraisal coming in below the contract price. With a rise in pending sales, we at least know that buyer intent is on the rise and more folks are trying to buy homes.
 
NAR’s pending home sales index was up 2% to 97 in January from 95 in December, and is 8% higher than January 2011. The January index is the highest since April 2010, when it reached 111.3 as buyers were in a mad dash to take advantage of the home buyer tax credit.
 
Other positive happenings for housing:
 
Improving job market: In January, unemployment hit its lowest level in three years, continuing a five-month streak of improvement. Without jobs, people don’t buy or move so this obviously is a good thing.
 
Home builders are gaining confidence: Home builder sentiment, tracked by the National Association of Home Builders and Wells Fargo, in February reached its highest level in nearly five years. This basically means that home builders are more confident that market conditions are improving to the point that new home sales will be positively impacted.
 
Housing stocks are up: The stock market is a far-from-perfect indicator, but it at least gives a reading of how investors are feeling. The nation’s home builder companies have seen share prices increase 60% since October, according to ananalysis on Time’s website.

Overall, 2012 is looking to be a great year for housing compared to the last five or six. The presidential election likely will also ward off any major controversial policies that could negatively impact the market. With all this in mind, I think we’re looking at our big comeback year. It will be particularly good for certain segments of our local markets and marginally improved at the national level. Not a boom by any means, but we’ll take it!

As agents we like to see the months of inventory at about 3-4 months worth of inventory in El Dorado Hills. When inventory drops buyers will be up ageist multiple offers on most homes do to supply and demand. You can expect between 3-5 offers per homes that are in OK condition. With this said this is good news for sellers in that there is a good chance you will sell your home fast!

breath taking feeling, the butterflies in the belly and that instant view of your family sitting on that couch in front of the fireplace on a cool fall evening. Those are all emotional aspects and selling a home is definitely based upon the emotions of the buyer.

When you’re selling a home you have to appeal to the emotions of the potential buyer as well as their financial desires. If your home has absolutely no furniture in it you may find that the potential buyer spends more time on trivial things like chipped paint, spots on the carpet and cracks in the plaster. They notice unmatched patches from where paintings were and the way the carpet is more worn in one area than in others. These trivial things are things that, if there were furniture in the home to distract their attention a bit, they probably wouldn’t even notice; but without furniture they stand out quickly.

Of course obvious problems like a huge crack down a wall is going to be noticed with or without furniture; but if you have all of the paintings and decorations hanging on the walls when they’re looking they’re going to see the style and accents of the home instead of the outline of where the paintings were. They won’t be seeing where the walls are faded and thinking ‘this room definitely needs painted’ and adding it to the check list of work they’ll need to do to make this their perfect home. If you have a couch and chair they’re not going to notice where the wearing of the rug may be as it’s pretty rare buyers will pull furniture out to look under and behind it. Those small paint chips at the baseboards from typical wear and tear aren’t going to be as noticeable. They’ll be busy seeing how well you fit in an entire dining room set along with a large china cabinet and a small accent table into the dining room, realizing how big it is as opposed to seeing it appear smaller and wondering if it will fit their entire dining set.

To a buyer looking at an empty room they see ‘work that needs to be done on the home’ and ‘uncared for little things’ as opposed to when they move into it seeing the house empty for the first time when they’d call these same issues a few simple fixes for the “Honey Do List”.

A room filled with furniture is much more “homey” and inviting than an empty, voice echoing house. It’s so much easier to find warm feelings and a welcoming atmosphere in a house that feels lived in with furniture and some personal surroundings. Give the potential buyers an old fashioned, welcome home feeling the minute they walk in.

El Dorado Hills – The Place To Buy In 2012

How are El Dorado Hills home values holding up?  Today there are 319 homes for sale in El Dorado Hills. Based on what sold in the last 90 days, that means we only have about a 4 1/2 month supply of homes to sell. This could suggest we are getting close to a “balanced” market in El Dorado Hills.

To get a more complete picture, let’s look at what has happened to home values over the past 18 months.

1/1/10 – 6/30/10    335 homes sold at a median sales price of $435,286

7/1/10-12/31/10    329 homes sold at a median sales price of $429,000

1/1/11 – 6/30/11    335 homes sold at a median sales price of $410,000

The number of homes that are selling is staying very consistent.  The median sales price has dropped just 6% in the past year. In this economy, El Dorado Hills home values are holding up very well.

What does this mean to you? Because supply (inventory) and demand (sales) are considered the leading indicators of the “market values”, it appears the trend is just slightly down in El Dorado Hills.

El Dorado Hills with it’s vibrant, family oriented, country club lifestyle is a great place to buy a home. With interest rates at 50 year lows,  it is also a great time to buy a home here. El Dorado Hills lost 40.9% of their average home values since the peak of July 2005. Now is the time to act while El Dorado Hills is on sale!
