El Dorado Hills – The Place To Buy In 2012

How are El Dorado Hills home values holding up?  Today there are 319 homes for sale in El Dorado Hills. Based on what sold in the last 90 days, that means we only have about a 4 1/2 month supply of homes to sell. This could suggest we are getting close to a “balanced” market in El Dorado Hills.

To get a more complete picture, let’s look at what has happened to home values over the past 18 months.

1/1/10 – 6/30/10    335 homes sold at a median sales price of $435,286

7/1/10-12/31/10    329 homes sold at a median sales price of $429,000

1/1/11 – 6/30/11    335 homes sold at a median sales price of $410,000

The number of homes that are selling is staying very consistent.  The median sales price has dropped just 6% in the past year. In this economy, El Dorado Hills home values are holding up very well.

What does this mean to you? Because supply (inventory) and demand (sales) are considered the leading indicators of the “market values”, it appears the trend is just slightly down in El Dorado Hills.

El Dorado Hills with it’s vibrant, family oriented, country club lifestyle is a great place to buy a home. With interest rates at 50 year lows,  it is also a great time to buy a home here. El Dorado Hills lost 40.9% of their average home values since the peak of July 2005. Now is the time to act while El Dorado Hills is on sale!
